Epoxy and polyurethane are the two resin systems we get asked about most often for warehouse and industrial floors in Botswana. Both are capable, well-proven systems — but they aren't interchangeable, and choosing the wrong one for the environment is a common cause of premature floor problems. Here's how the two systems actually differ, and where each one tends to make more sense.

What They Have in Common

Both epoxy and polyurethane resin floors are applied over a properly prepared concrete substrate to produce a seamless, hardwearing, easy-to-clean surface. Both are available as thin-film coatings or as thicker, self-levelling and mortar systems depending on the loading and finish required. Both need correct substrate preparation, correct mixing, and application by an experienced applicator to perform as specified — the resin type alone doesn't guarantee a good result if the groundwork is wrong.

Where They Differ

Thermal Flexibility

This is usually the deciding factor. Polyurethane floor coatings offer better thermal flexibility than standard epoxy systems, meaning the film can move with the substrate as temperatures change without cracking. This matters in spaces subject to temperature cycling — bakeries, cold stores, and production facilities where the floor experiences repeated heating and cooling. Standard epoxy is more rigid and better suited to environments with stable ambient temperatures.

Mechanical Loading and Impact

For heavy mechanical loading — forklift traffic, dropped tools, repeated impact — polyurethane mortar systems generally offer greater flexibility and impact resistance than standard epoxy mortar. This is why polyurethane heavy-duty systems are commonly specified for food processing facilities, cold storage, and loading bays, where floors take a harder daily beating than in a typical dry warehouse.

Chemical and Wash-Down Resistance

Both systems can be formulated for chemical resistance, but polyurethane systems tend to hold up better under aggressive cleaning chemicals and frequent wash-down — relevant for food production environments with strict hygiene protocols. For general chemical resistance against acids, alkalis, and solvents outside of a wash-down context, specialist chemical-resistant epoxy and vinyl ester systems are available and should be selected based on the specific chemicals present.

Cost and Application

Standard epoxy thin-film and self-levelling systems are typically more cost-effective for straightforward warehouse, retail, and commercial applications where the floor isn't subject to major thermal cycling or extreme mechanical loading. Polyurethane systems, particularly heavy-duty mortar builds, generally carry a higher material cost, which is justified where the performance benefits are actually needed — but is often unnecessary spend for a standard dry-goods warehouse.

A Practical Way to Think About It

If your floor sits in a stable-temperature environment with standard forklift and foot traffic — a typical warehouse, workshop, or retail space — a well-specified epoxy system is usually the right call. If your floor is going to see repeated temperature swings, heavy impact, or frequent aggressive wash-down — think bakeries, cold rooms, food processing lines, loading docks — polyurethane deserves serious consideration, even at the higher cost, because that's precisely the environment epoxy struggles with over time.
